Tax season can offer homebuyers a financial head start

Spring marks the beginning of the busiest homebuying season of the year. As inventory increases and more buyers enter the market, those who are financially prepared are best positioned to take advantage of available opportunities. For prospective homebuyers, this time of year carries an added advantage of tax season.

For many households, a tax refund represents one of the largest single deposits of the year. Saving that refund, rather than spending it, can make a meaningful difference toward two of the most significant upfront costs of purchasing a home — down payment and closing costs. Knowing how to put that money to work, and whether you are financially ready to buy, is where expert guidance makes a difference.

Mon Valley Initiative offers free, HUD-certified housing counseling to help residents pursue homeownership with confidence. Led by Housing Counselor Jonathan Weaver, MVI's Housing Counseling Program provides personalized, one-on-one guidance at every stage of the process.

“Tax season is a great time to think seriously about homeownership. A refund won’t cover everything, but it can be a starting point. Sometimes it just takes sitting down together and looking at the full picture. My job is to help people understand their options and build a realistic plan to get there,” Jonathan said.

Whether you're just beginning to explore homeownership or are closer to making an offer, Jonathan can help individuals work through questions like:

  • What home price can I realistically afford?

  • What if I have credit problems — or no credit history at all?

  • What are closing costs, and how much should I expect to pay?

  • Are there assistance programs that can help cover my down payment?

  • How do I qualify for a mortgage and find the best rates?

MVI is approved by both the U.S. Department of Housing and Urban Development (HUD) and the Pennsylvania Housing Finance Agency (PHFA) to provide housing counseling. That means Jonathan's guidance meets rigorous national standards, and it's completely free of charge.

MVI's Housing Counseling Program offers pre-purchase counseling and pre-closing counseling required by PHFA and many lenders, as well as periodic Homebuyer's Club presentations for those who want to learn more before taking that first step.
